Lakewood Ranch - A Whole New Town
Lakewood Ranch is a master planned community in Manatee and Sarasota Counties, Florida, United States. Development started in February 1994. It consists of approximately 48 square miles located generally east of I-75, south of Florida Rt 64, and north of Fruitville. Land on the north, west, and south boundaries is largely developed. The community can expand very substantially into farmland to the east.
The master developer is Schroeder Manatee Ranch (SMR). In 2020 Lakewood Ranch is home to over 36,000 residents and 16,000 jobs.
The community features vibrant town centers, A-rated schools, the Lakewood Ranch Medical Center, Lakewood Ranch Golf & Country Club, Premier Sports Campus, and Sarasota Polo Club. SMR has preserved over 40% of the land for conservation and parks.
The heart of the community is Main Street, a delightful traditional downtown with restaurants, shops, a movie theater, and a miniature golf course. It is located on a large lake. Main Street is east of Lakewood Ranch Blvd. and north of University Parkway.
The town is unincorporated and located in two Counties. The County line is University Parkway, with Sarasota County administering the area south of University Park and Manatee County administering the area north of University Parkway.
The County governments provide police, courts, planning, zoning, sewer, water, and stormwater management. Fire protection is provided by the East Manatee Fire Rescue District.
There is no village or town government for Lakewood Ranch. Lakewood Ranch is maintained through the Lakewood Ranch Stewardship District and five community development districts (CDD) within the District. The District was established on June 14, 2005 by the Florida legislature. The District encompasses 23,055 acres (9,330 ha) within Manatee and Sarasota counties.

The CDDs main powers are to plan, finance, construct, operate, and maintain community-wide infrastructure and services specifically for the benefit of its residents.
The Lakewood Ranch Inter-District Authority (IDA) was created to operate Town Hall and provide administrative, financial, and operations/maintenance services to the Lakewood Ranch CDDs. The IDA is composed of one representative from each CDD.
